According to a survey conducted by one of the real estate consultancy companies, Istanbul has been the city where housing prices have increased the most in the last year. Among 150 cities, Ankara and Izmir ranked second and third, respectively. Miami ranked fourth in the list of the top three cities in Turkey.

House price increases in 150 cities around the world were analyzed. Istanbul came first with an increase of 185 percent. Istanbul was followed by Ankara, Izmir and Miami from the USA.

According to the research of Knight Frank, one of the world’s leading real estate consultancy companies, housing prices in Ankara increased by 165 percent and 151 percent in Izmir between June 2021 and June 2022.
Nizamettin Asa, President of the Istanbul Chamber of Realtors, said that they had previously determined that prices were high in provinces such as Ankara, Izmir and Antalya, especially in Istanbul.

Most increase in Istanbul

According to Asa, the increase in land prices and construction costs is an important factor, and since new constructions have very high prices, demand is low and therefore there is a downward trend.

Istanbul was the city where housing prices increased the most in the world in the last year.

Districts of Beşiktaş such as Ulus, Etiler and Bebek were the residential areas where prices increased the most in the world.

Beşiktaş is followed by old settlements such as Sarıyer and Kadıköy. According to experts, the scarcity in these regions, that is, the inability to find a house and urban transformation are effective in the price increase.

Asa said, “There is an increase especially in areas where there are houses such as mansions and villas. Başakşehir is one of the most striking places in this regard. Especially although it is a new neighborhood. Again, Beylikdüzü and even some parts of Avcılar have become important districts in terms of rising prices.
